Property Disclosure
This is a procedure in which sellers disclose any major defects in their home to a potential buyer in writing. Rules on disclosure vary, but generally, sellers have to fill out a form called a property disclosure document or statement answering questions about the house's condition. Some disclosures are required by law, and sellers found to have knowingly lied about a defect may face legal penalties.
